Geist is an area, not a town: the name covers the unincorporated ring of neighborhoods around Geist Reservoir, taking in northeast Indianapolis's Lawrence Township (46236), southeast Fishers (46037), and McCordsville across the Hancock County line (46055). The water came first — the Indianapolis Water Company dammed Fall Creek in 1943 to secure the city's supply, submerging the village of Germantown, and the 1,900-acre lake it created stretches roughly seven miles up the old creek valley. Daily life funnels along Fall Creek Road and over the Olio Road bridge, with Geist Marina's Marina Village shops and restaurants serving as the area's informal center and Geist Waterfront Park's beach anchoring the Fishers shore. Boats are winterized and slips empty by December, which puts the houses on stage — and a Geist display gets judged from two directions, the street and the water, so lighting water-facing gables, dock posts, and pergolas is worth the extra footage. Timing matters more here than on sheltered inland lots: central Indiana's late fall can swing from mild to freezing quickly, wind coming off open water complicates ladder days, and a stretch of rain or an early snow can scrub scheduled installs — hanging earlier in the fall builds in room to reschedule. Geist housing began at the waterline and worked outward: Masthead and Beam Reach, the reservoir's first subdivisions, broke ground in 1980 on former Indianapolis Water Company land, and the mid-1980s boom that followed lined the coves with brick-and-stone customs that grew into the estate stock of Admirals Bay, Windsong, and later Springs of Cambridge on the McCordsville shore. These are big, individual houses — steep gables, hipped wings, dormers, and turreted entries rather than repeated production rooflines — and waterfront lots often fall away toward the seawall, so the water side exposes an extra level of windows, decks, and covered porches that carries nearly as much lighting as the front.
